National Home Buyers Fund Down Payment Assistance now available!

I am just learning about a down payment assistance program (dpa) that I now have available at Mortgage Master Service Corporation. The NHF Platinum Program is a little different than what you may be used to as it’s a grant that does not have to be repaid.

Here’s some quick information:

  • Primary residences only  (aka owner occupied)
  • You do not have to be a first time home buyer
  • Grant funds range up to 3 – 5% of the loan amount depending on the program type
  • Grant funds may go towards down payment and/or closing cost
  • Available in conjunction with Conventional (Fannie Mae’s My Community Mortgage), FHA, VA and USDA mortgages
  • 640 minimum credit score
  • 45% maximum debt to income ratio
  • Income limits do apply (see below).

Income limits for FHA, VA and USDA:

  • King and Snohomish Counties: $101,430
  • Kitsap County: $85,100
  • Island County: $83,950
  • all other Washington state counties: $82,110

Income limits for Conventional:

  • King, Pierce and Snohomish Counties: $114,380
  • Kitsap County: $73,100
  • all other Washington state counties vary.

  1. I was wondering how I could get approved for a grant I am pre approved for a FHA loan and need 3.5% down I do not have the money I need help it would be for around $100,000. Thank you and if you could get back to me ASAP thank you!!

      I’m happy to help you with an FHA mortgage. We no longer have the grant program, however we do offer down payment assistance via the Washington State Housing Finance Commission.

      Even with the down payment assistance, you will need funds to buy the home. You will probably need an earnest money deposit when you submit the offer and you will need funds to pay for a home inspection. It’s not require, but I think it’s important, that you have some funds in savings set aside. Often times. your new home may require repairs or you may wind up needing extra funds should you have a cut back with your income.

  3. The same wait periods apply with the first mortgage – with FHA the wait is 3 years. There are no overlays with the grant program.
