Veterans who have their full entitlement, do not have a loan limit. Mortgage Master Service Corporation works with investors who will lend up to $2,000,000 for VA loans with no down payment required.
If a Veteran has remaining entitlement (not full entitlement) the the loan amounts are based on conforming loan limits in the county the home is located in. Here are the conforming loan limits for single family dwellings for 2021:
King, Snohomish and Pierce Counties:
- $776,250
All other counties:
- $548,250
The “limits” above basically mean this is the maximum a qualified veteran can borrower for a home without having a down payment. Veterans may exceed these amounts if they are willing to have a reduced down payment.
The reduced down payment is basically 25% of the difference between the sales price and the loan limit.
Home Sellers (and Listing Agents) should really consider accepting VA home buyers. Just because they may have a reduced down payment does not mean that they are less qualified. This is a BENEFIT that Veterans have EARNED by serving our country. In addition, VA mortgages do not have monthly mortgage insurance premiums and sometimes the mortgage rates are lower than other mortgage programs.
