Today I met with clients “virtually” via Zoom from the comforts of their home for a mortgage consultation. They’re getting ready to tour homes later today with their real estate agent and wanted to be prepared for what their options are in the event they find their next home. We discussed their preapproval and different strategies for homes they’re considering.

I really enjoy helping people with the financing of their homes, whether it’s buying or refinancing. When you’re buying a home, it’s so important to make sure that you review your scenarios with your mortgage partner to make sure you have the right plan in place.

For example, if you’re considering offering less than the list price, do you know that you will probably have a lower mortgage payment if you asked for the seller to contribute towards buying down the interest rate? Or are you fully pre-underwritten (by a human underwriter – not just the automated underwriting) so that you can make an offer with a quicker closing and actually close by that date?

I encourage my clients to reach out to me before they make an offer so that we can run updated numbers with current interest rates and the actual property taxes for the home. I’m also available to reach out to the listing agent to review the preapproval.

Not all loan officers are work on weekends or evenings. A lot of what goes on with a home purchase takes place beyond typical “bankers hours” (or are not available because they’re an internet lender who is not counting on future referrals or returning clients).  This is something that you may want to consider when you’re deciding on who is going to help guide you with the financing of what may be the largest (and most important) asset of your life – your home.
