
Home Advantage is a down payment assistance program offered through the Washington State Housing Finance Commission (WSHFC). It’s one of the most flexible options available to Washington home buyers because — unlike the House Key bond program — it has unlimited funds available for qualified borrowers.
The program pairs a first mortgage with a Home Advantage second mortgage that covers your down payment and closing costs. You don’t have to be a first-time home buyer to qualify.
How the Home Advantage Second Mortgage Works
The down payment assistance is structured as a second mortgage with a maximum loan amount of up to 5% of the first mortgage loan amount. The payment is deferred for 30 years at zero percent interest — or until the property is no longer your primary residence. If you sell or convert the home to a rental, the second mortgage becomes due.
First Mortgage Options
The first mortgage can be an FHA, VA, USDA, or conventional loan. If your credit score is 680 or higher, a conventional first mortgage may offer reduced mortgage insurance premiums — making Home Advantage a strong alternative to FHA for buyers who are short on down payment but have solid credit.
Program Guidelines
- Property must be owner-occupied / primary residence
- Only for homes located in Washington State
- You do not need to be a first-time home buyer
- Minimum credit score: 620
- Income limit: $215,000 (a co-borrower’s income may be excluded if not needed for qualifying)
- Maximum debt-to-income ratio: 45% (exceptions up to 50% with specific compensating factors)
- Home buyers must complete a Home Buyer Education class registered with WSHFC
