2014 VA Loan Limits for Washington State

2014 VA loan guarantee limits for Washington State have been released.  VA loans do not have “limits” like conforming or FHA loans. They do have limits as to the amount VA loans will guarantee. The loan amounts below reflect what VA will lend up to 100% loan to value. Loan amounts above the limits below have reduced down payments for Veterans who qualify for this benefit.

King County, Snohomish County and Pierce County: $506,000

San Juan County: $483,000

All other Washington counties: $417,000

If a qualified Veteran wanted to buy a home above the loan limit, their minimum down payment is 25% of the difference between the county loan limit and the sales price.  For example, a home priced at $650,000 in the greater Seattle area, could have a loan amount of $613,750 with just $36,250 down payment.  ($650,000 minus $505,000 = $145,000. $145,000 x 25% = $36,250).

Home Sellers should really consider accepting VA home buyers. Just because they’re putting less down, does not mean they are less qualified. VA home buyers have EARNED this benefit by serving our country. And these days, VA mortgage loans are not any more or less challenging to process and close than any other type of home mortgage. VA loans do not have monthly mortgage insurance and they have very competitive mortgage rates.

    We had to do a short sale in Aug 2011
    , We were told that to get a VA 0 down Loan we had to wait three years to get a VA loan. But reading up and we got pre approved back in January because we were told no only two years Now that every thing is set up to purchase a home earnest money down, money to get the loan started and we were approved ,now we have been told that the law has changed and we need to wait the three years to get VA loan. Ok I’m confused because reading up on it says only 2 years Where can we go to find out about our rights on

    • April, I recommend getting a second opinion from a local lender. If you are buying a home in Washington state, I’m happy to help you. Last I checked, we have a 2 year wait period. It’s possible that other lenders have their own underwriting “over lays” with a longer wait period.
